A New York native and University of New Hampshire graduate, Kirstin earned her degree in Communication and Women’s Studies before transitioning into real estate through a strong foundation in client service and contract management.
She began her career on one of Keller Williams Coastal’s top-producing teams across Rockingham and Strafford Counties, gaining hands-on experience with buyers and sellers while developing a deep understanding of transaction management and negotiation.
In 2021, Kirstin launched her independent career and has since closed over $44 million in sales volume, helping more than 109 buyers, sellers, and investors across New Hampshire and Maine. Her momentum continues to grow, highlighted by a record-setting 2025 in which she successfully served 48 clients.
In 2024, she was invited to serve on the Keller Williams Associate Leadership Council and was appointed to the Board of Directors for the Strafford County Board of REALTORS®.
Beyond real estate, Kirstin remains deeply involved in the local lacrosse community, having coached at multiple Seacoast programs, including serving as Head Coach for both the UNH Women’s Club team and Oyster River Women’s Varsity Lacrosse.
She brings energy, clarity, and steady leadership to every client relationship.
A lifelong New Englander, Patrick earned his Bachelor’s degree in Computer Science and Management from Keene State College before completing his MBA at Southern New Hampshire University.
He spent several years as an IT Project Manager at Liberty Mutual before transitioning full-time into real estate and co-founding Woods & Water Realty alongside Kirstin.
Patrick specializes in land transactions, multi-family properties, investment acquisitions, and commercial real estate. His background in systems management, analytics, and finance provides a strategic advantage — particularly in complex or investment-driven transactions.
In addition to real estate, Patrick owns Patrick Fleming Photography, elevating listing presentation and marketing strategy throughout New Hampshire.
He brings structure, precision, and forward-thinking analysis to every transaction.
Outside of work, he enjoys kayaking, fishing, hiking, and exploring New England’s outdoors.
Jay brings operational structure, creativity, and technical precision to Woods & Water Realty. With a background in hospitality and corporate environments, he developed a strong foundation in organization, client service, and systems execution before transitioning into real estate operations in 2023.
Since joining Woods & Water Realty in 2024, Lordwin has played an integral role in supporting administrative systems, digital marketing initiatives, and brand development. His responsibilities include social media management, web updates, graphic design, and maintaining the company’s online presence across platforms.
Working closely with Patrick on technology and systems strategy, Lordwin helps ensure the business operates efficiently behind the scenes — allowing the team to remain fully focused on client relationships and transaction execution.His attention to detail, adaptability, and commitment to continuous growth make him a valuable extension of the Woods & Water team.
